Adding a second story can raise the profile of the home without compromising its original character, and giving you opportunities to add more bedrooms; an expansive playroom; a state-of-the art media room; private office and so much more.
Garage Conversions Gold Coast
Garage conversations are among the simplest and most cost-efficient ways to add living space to your home. After all, the space is already there, complete with foundation, walls and ceiling. You’re just finishing it out and repurposing it to better meet your needs. Cost will depend on how elaborate you want the finished project to be, but typically converting garage space into living space costs about half of what you would pay to build a brand-new addition.
A garage conversion typically involves fully insulating the walls and ceiling, providing heating and cooling, upgrading the electrical, pulling out the garage doors to create walls, adding windows and doors, and adding any plumbing that might be required. The rest is up to you, from selecting type of flooring, windows and doors to deciding whether or not you want to add a bathroom as well.
As for the uses of a newly converted garage, they are limited only by your imagination. Popular ideas include:
- New bedrooms, especially for teenagers. What teen doesn’t want his or her own space…preferably as far from you and younger brothers and sisters as possible? Converted garages tend to be separated a bit from the main living space of the house and lend more privacy, making it a great hangout for older kids.
- Private guest suites. When an extra bathroom is added, a converted garage can be an excellent place for guests, including family members who might come for extended visits, to stay.
- “Man caves.” Man caves, designed for husbands/fathers to have space that is completely their own, are becoming increasingly popular. If the garage is located underneath or separate from the rest of the house, it provides even more of an escape for watching the big game or just hanging out.
In many cases, extending the rear of the house is the best option for adding on for the simple reason that most people have more space to work with in the back. Depending on how much space you have—and how much backyard you’re willing to sacrifice (some people see this as a plus, as in less lawn to mow)—we can add anything from a kitchen extension to a new bedroom suite, office, den or another other space you can dream up. We’ve even added entire new wings, substantially increasing the footprint of the home while improving your property value.
Many of our clients are interested in adding carports as a less-costly alternative to full-fledged garages. Carports help protect your car from the elements—especially the sun, which can damage your paint over time—whereas other factors that might justify a full-fledged garage, such as extreme cold and snow, are rarely an issue in the temperate Gold Coast. We can also add a roof and brick/wood/other siding that will blend perfectly with your home, making your carport an attractive extension of the house.
While attached carports can be the most convenient for transporting groceries and so forth into the house, we also build plenty of detached carports and can add covered walkways between the carport and side door or backdoor, whichever your entry point of choice.
